DALLAS--(BUSINESS WIRE)--Sep 23, 2025--

Pacific Elm Properties today announced the formation of 3-O Real Estate Partners (“3-O”), a vertically integrated, hospitality-driven real estate development, management, and investment platform created in partnership with Pacific Elm CEO Jonas Woods and the founders of Ignite-Rebees: Tristan Simon, Mark Masinter, and Tom Paterson.

3-O will develop and operate premier retail and mixed-use projects within the portfolios of Pacific Elm Properties and Ignite-Rebees. Located in Dallas, Austin, Houston, San Antonio, Nashville, and Los Angeles, 3-O projects encompass more than $4 billion in development and over two million square feet under management.

Jonas Woods will transition from CEO of Pacific Elm Properties to CEO of 3-O, where he will lead the platform alongside Simon, Masinter, and Paterson, whose Ignite-Rebees ventures exhibit a strong track record in creative placemaking, retail execution, experience-driven property management, and hospitality endeavors. Billy Prewitt will replace Jonas Woods as CEO of Pacific Elm Properties having previously served as the company’s Chief Investment Officer.

“3-O is focused on developing one-of-one, enduring real estate projects that unite place, culture, and hospitality,” said Jonas Woods, “By combining our team’s large-scale development and investment expertise with a creative, hospitality-driven approach, we are uniquely positioned to create destinations of lasting cultural and financial value.”

About 3-O Real Estate Partners

Formed in 2025, 3-O Real Estate Partners is a vertically integrated developer, operator, and investor in one-of-one retail and mixed-use projects. Each 3-O destination is conceived to be singular and irreplicable—anchored in its place, intentional in its cultural vision, and distinguished by proprietary hospitality-driven programming.

By blending exceptional locations with ambitious placemaking and experiential design, 3-O creates enduring, human-centered ecosystems where people find their people in a rapidly automating world. The scarcity, loyalty, and cultural meaning of 3-O assets enable them to command premium valuations and deliver long-term value and alpha for partners and tenants.

The principals of 3-O average 25 years of experience across real estate development, investment, value-add operations, and hospitality management. Collectively, they have completed dozens of development and redevelopment projects, launched and operated multiple hospitality businesses, and executed more than $10 billion in transactions across the United States.
